Loan Affidavits
Works out which affidavits a loan file needs from the title report, then fills each one from the file, ready for stamp paper and notarisation.

From raw file to finished document.
A home loan file rarely closes without affidavits: a name spelt two ways, a house not yet built, the standard declaration of title. This tool reads the Legal Search Report findings, picks the affidavits the file actually needs, and drafts each one from the underlying records, so a name, date or document number is never retyped by hand.
It reads
- Legal Search Report findings
- Sale deed, Form 9 and tax records
- Borrower and lender details
It produces
- Name variation affidavit
- Construction undertaking
- Title and no-encumbrance declaration
- PDF ready for e-stamp paper
The raw record, and what the tool makes of it.
Real screenshots from the live demo, on a fictional file. The numbered notes point at what the tool picked up.

- Sale deed, 2019: "LAKSHMI DEVI"

- e-Swathu Form 9: "LAXMIDEVI"
The raw record: the same owner is "Lakshmi Devi" on the sale deed and "Laxmidevi" on the e-Swathu Form 9.

- Stamp value left for counsel to confirm
- Each spelling quoted with the record it appears in
- Document numbers and dates filled from the file
- The declaration the title report asked for
The output: a "one and the same person" affidavit, filled from both records, with the reason it is required.
Three steps, no retyping.
- Step 1
Read the findings
Each LSR finding that needs sworn evidence names the affidavit it calls for.
- Step 2
Fill from the file
Deponent, property schedule, spellings and document numbers come straight from the records.
- Step 3
Flag what cannot be sworn yet
If the EC still shows an open mortgage, the declaration is held back until the reconveyance.

- Three affidavits, chosen by the findings
- Why each one is needed, linked to its source
- Place, date and stamp value are the only inputs
