What lenders ask us first.

Does this replace our panel advocate?

No. We read the loan file, run the checks and draft the documents. Your panel advocate examines the originals, makes the searches and signs, exactly as today.

What is one loan file?

One loan against one property: the Legal Search Report, the MODTD where title deeds are deposited, and the affidavits the findings call for.

Which states do you cover?

Karnataka today. Land records, EC formats and stamp duty differ by state, so each new state is added with a lender pilot, starting with that lender's formats.

Do our documents leave our systems?

They do not have to. The tools can run on your own server or cloud account.

Can it tell an original from a photocopy?

No. Only the advocate holding the paper can confirm an original. The report records, for each document, whether the advocate saw the original, a certified copy or a photocopy.

Does it read Kannada, Telugu or handwritten deeds?

Not yet. Local-language and older handwritten deeds are next on the list.

What does it cost?

Rs 400 per loan file, before GST, and the first 25 loan files are free. The advocate's fee, search fees and stamp duty stay as they are.

How fast is a draft?

Within one working day of a complete loan file.
